Why You Need Us....As Your Negotiator!

Whether you are looking to buy a home, or sell a home, you need us! It's a fact! Only 75% of offers made actually make it to the closing table. Some contracts are cancelled out by buyers changing their minds, some for inspection issues, some have appraisal issues, etc.

While we aren't miracle workers, we are very serious about our job and try to get every contract to the closing table. In fact, if we may brag a little, 97% of our contracts in the last year have made it to the closing table. This goes for all the buyer contracts we write and the contracts we receive on our seller's homes. Trust us....if there's any one who can make a real estate transaction happen, it's us!

We Love Our Clients!

Many of times the people we work with become more than just clients... they become friends! When I was in college, I waited tables at a local restaurant and I loved it because of the opportunity to meet new people. Many of our customers came in often - some came once a month, some came twice a week, and some came daily (believe it or not, some actually came multiple times a day!!). In some ways, our customers became our friends. I think that's one of the things that we love most about real estate is the opportunity to meet new people, get to know them, and help them with one of their biggest investments. We don't want to just be someone's real estate agent on a transaction. We want to be their life long Realtor, trusted advisor, and friends (well, I can think of a couple that I don't really want to be friends with... just being honest!). I recently closed a transaction with a couple in which I sold their daughter and son-in-law a house last year. There's nothing better than working with good people and getting to know their whole family! The image below is a note that they gave me at closing. Real estate isn't always the easiest job in the world. It can be extremely stressful and frustrating at times. Especially in a difficult market, it's the little things like this that make you believe that you have the best job in the world... helping people. Real estate is not a sales job. In many ways it can be compared to social services -- we're helping people with a huge investment. We're not trying to sell or force a house on you like a used car salesman might. We're helping, assisting, and advising! As Steve Harney might say, we're doing so "with the heart of a teacher." This note made me smile! Thank you Tony & Gayle! :)

We Love... 214 Monarch Village Way

We Love 214 Monarch Village Way!

You might call us biased, but we have a fabulous listing in Monarch Village that we want everyone to know about! In fact, this particular property has long been a favorite of ours and chances are, if you've driven through this community, you've taken note of this great property! We asked the owners of the property to give us a few reasons as to why they've loved calling 214 Monarch Village home over the past few years. Before we get into that, let me tell you that Mr. and Mrs. 214 Monarch Village Way are the original owners of this home and they have loved it, cared for it, upgraded it to the max, and now they're offering it for sale at $259,900 (recently reduced from $274,900). Here are some of their favorite things:
  • Our basement is phenomenal and we finished to match the upstairs. It’s not a basement; it’s a part of our home that is used as much as the top floors. The bar and pool table area feel like a pub and are large and great when we entertain, the comfortable home theater has all of the bells and whistles and is used almost daily, and the home office is open and spacious.

  • If you enjoy getting compliments from your neighbors and people outside the community, then you will enjoy this home. The landscaping is established, looks professionally maintained and the exterior design is constantly complimented with people even stopping in the middle of the road to admire. When friends and family come inside, the compliments continue with remarks like: “Love the kitchen and the granite with the tin-look backsplash”, “The basement is beautiful and the tile is awesome”, “Your home is so comfortable and I love the colors”

  • Our home is in a great location being centrally located on the south side of Atlanta. We shop and dine in McDonough & Stockbridge (Henry County), Jonesboro & Morrow (Clayton County), Fayetteville (Fayette County) and easily travel to Atlanta in less than 30 minutes. More locally, we really enjoyed having the elementary school close by and all of the community amenities, including the waterslide and tennis courts.

  •  The outside decks and wrap around front porch have been great for entertaining. The large deck is great for parties and has seating for everyone. The smaller deck has a perfect view of the Lake Spivey fireworks (which rival some of the best in Atlanta), so it’s a yearly event at our house.

Open House - Sunday, July 10th from 2:00-5:00pm.
214 Monarch Village Way, Stockbridge, GA 30281
    Offered at:   $274,900     $259,900
